That's the question I want my numbers to answer, not my marketing.
Here's what I mean by that.
Anyone can have a great quarter. A flashy sign, a viral listing video, a lucky streak — those things happen, and then they don't. What I've built instead, over 11 years in this business and more than 120 closed transactions, is something steadier: a pattern of showing up the same way, deal after deal, whether it's a $254,000 first-time buyer purchase in Poinciana or a $1.8 million sale on the other end of the market. Different price points, different property types, same process, same follow-through.

On Zillow specifically — where clients rate agents after the deal is done, not before — I'm sitting at a 5.0 rating. Not from one glowing review written the week I asked for it, but across reviews spanning 2017 through late 2025. That gap matters to me. It means the same standard held up over eight years, not just a recent push to look good on a profile.
In the last 12 months alone, I closed 16 transactions. Zillow's tracked 58 of my sales total, ranging from $45,000 to $1.8 million, averaging around $398,000 — which tells you I'm not cherry-picking easy listings in one neighborhood. I work Orlando, and I work as a top agent across Polk County along with Orange, Osceola, Seminole, and Volusia counties, the same way every time: buyers, sellers, investors, relocations, first-time homebuyers, veterans using their benefits. The work looks different case to case. The responsiveness doesn't.
What that actually looks like day to day
A recent client told me he came to me for both a purchase and a sale in the same year, and what stuck with him wasn't a single "wow" moment — it was that I stayed patient and responsive through the whole thing, start to finish.
