New Restaurants on South Florida Avenue in Lakeland, Block by Block

October 15, 2026

There is a new name on the building at 4715 S. Florida Ave. this summer. Until recently it said Ovation Bar & Bistro. On July 17, brothers Joel and Fernando Rodriguez opened Margarita's Cocina Mexicana there with a quiet friends-and-family service. It is the third Margarita's they run, and the restaurant is named for their mother, whose recipes they scaled up for the kitchen. It's the same building with the same owners and a different menu.

That one swap describes most of the street. Over the past two years South Florida Avenue, from the Dixieland blocks south past Lake Miriam to County Road 540A, has picked up more new places to eat than any other stretch of the city's restaurant news. When you look closely at the addresses, though, most of the newcomers took over spaces that already held a kitchen, a counter or a storefront. The street keeps reusing what it has, and the few truly new buildings stand out for that reason.

Same addresses, new names

Here are the clearest second acts on the corridor, from 2025 through this summer, in north-to-south order.

Address Now Before
4417 S. Florida Ave. Fusion&Sabor Kitchen Cafe Zuppina
4515 S. Florida Ave. Beef 'O' Brady's Same restaurant, moved north from the Lake Miriam area
4715 S. Florida Ave. Margarita's Cocina Mexicana Ovation Bar & Bistro
4730 S. Florida Ave. Lake Miriam Square Publix Same Publix, torn down and rebuilt
4802 S. Florida Ave. Lake Miriam Chinese Kitchen Same restaurant, moved out of the Publix into its own storefront in the plaza
6960 S. Florida Ave. Lakeland Diner Wooden Spoon and Egg Factory

Each swap has its own story, and each one reaches back into Lakeland's existing restaurant community rather than in from outside it.

At Fusion&Sabor Kitchen, Venezuelan chef Ana Soler, who moved to Lakeland in 2014, took over the former Cafe Zuppina lease in July 2024. She remodeled the space and opened in March 2025, according to LkldNow. The menu is made to order: arepas, sandwiches, empanadas and pastelitos, with Indian and Middle Eastern touches.

At Lakeland Diner, The Ledger reported in March that owner Lazaros Kosmas wanted to keep the Greek dishes he grew up with on a menu that otherwise runs on classic American diner food. Tampa Bay 28 reported breakfast, lunch and dinner every day, 7 a.m. to 8 p.m., as of its March 20 story.

At Margarita's, the Rodriguez brothers' Polk County group began with the original Ovation in Davenport in 2014. They had already turned a different restaurant, Social on Cypress, into a Margarita's before converting the Lakeland Ovation this summer, LkldNow reported. Joel Rodriguez described the food as made in small batches, spice rubs included: "This is my mom's food."

Of the six, the Publix is the biggest case of the same name staying at the same address. Lake Miriam Square Publix reopened on Nov. 13, 2025, after a 16-month rebuild. The new store is 55,701 square feet, and Publix's announcement lists POURS beverages, smoothies and açaí bowls, made-to-order burritos and bowls, and pizza and pasta. LkldNow described a mezzanine café seating area along with the deli and hot bar. LALtoday calls it a "prototype" store with food counters not found at other local Publix locations. That puts a food hall's worth of counters into a building that was already a grocery store.

The route, block by block

Lined up by address, the corridor shows how much of the activity happened in plazas and storefronts that were already there. Starting at the Dixieland end and heading south:

  1. Bright Ice Scoop Shop, 1200 S. Florida Ave. Nineteen signature ice cream flavors that are always on the menu, plus seasonal specials and coffee.
  2. Pressed25, 1201 S. Florida Ave. A mobile café selling espresso drinks and gluten-free treats on the back patio of the Marathon gas station in Dixieland.
  3. The Wine Garden, 1204 S. Florida Ave. A full-service wine bar with charcuterie, open Tuesday through Sunday, between Bright Ice and By the Chef Pizza.
  4. Lakeland Donuts, 2810 S. Florida Ave. Doughnuts, boba tea and breakfast sandwiches, opened in June 2026.
  5. Einstein Bros. Bagels, 2928 S. Florida Ave. Opened in June 2026 as the chain's first standalone Lakeland location.
  6. Taste of India, 3114 S. Florida Ave. Tikka masala, lamb vindaloo and samosas for dine-in or takeout.
  7. The Dram House, 3234 S. Florida Ave. Specialty bourbons and handcrafted cocktails, plus a small-bites menu with charcuterie and flatbreads.
  8. Hook Fish & Chicken, 3601 S. Florida Ave. Drive-thru or walk-in seafood combos, chicken, sandwiches and pasta.
  9. Lucky Goat Coffee Co., 3615 S. Florida Ave., Suite 810. The Tallahassee chain's first Lakeland franchise, in the Merchant's Walk plaza, with baked goods from Meraki Bakehouse.
  10. Sausage House Market, 4204 S. Florida Ave., Suite H. House-made Polish sausages, pierogies and cheese.
  11. The Lake Miriam cluster from the table above, from Fusion&Sabor at 4417 through Lake Miriam Chinese Kitchen at 4802.
  12. Chen's Duck and Dumplings, 5125 S. Florida Ave. Opened in May 2026.
  13. Chicken Salad Chick, 5216 S. Florida Ave. More than 10 styles of chicken salad, and a free cookie with meals.
  14. Chick-fil-A, 6875 S. Florida Ave. Opened in March 2026 near Shepherd Road and closed on Sundays.
  15. Lakeland Diner, 6960 S. Florida Ave., right across the way.

Several of those addresses carry suite numbers, which marks them as units in a shared plaza: Suite 810 at Merchant's Walk and Suite H at 4204. The Dixieland end has no new building at all. It has a coffee setup on a gas station patio and two shops sharing a block with an existing pizza place. The corridor has filled in mostly by sliding new tenants into retail space that was already standing.

The few that came with fresh construction

Against that background, the ground-up projects are easy to spot, and they cluster at the southern end of the street, where the 5000 to 7000 blocks run toward CR 540A.

Chen's Duck and Dumplings is the most ambitious food opening of the year on the corridor. A March 2026 preview from Business Debut said the chef trained with Quanjude and described plans for Peking duck, soup dumplings, a 150-seat dining room and a full bar. The restaurant's own history says Mr. Chen brought the Beijing Peking-duck tradition to Tampa. WhatNow Tampa reported that the brand already had a location at 804 Providence Road in Brandon before the Lakeland one, so even this opening arrived with a track record. LALtoday adds scallion pancakes, soup dumplings made with heritage pork, and spicy dan dan noodles to the list worth ordering.

Einstein Bros. Bagels at 2928 is a different kind of first. LkldNow and LALtoday describe it as the chain's first standalone location in the city.

Chick-fil-A's location near Shepherd Road and the Publix rebuild round out the short list of projects that involved real construction. Seen together, they show where the street still has room to grow. The far south end has open lots, and the blocks closer to downtown mostly have storefronts waiting for their next tenant.

What's still on the way near CR 540A

The next opening on the corridor fits the southern pattern. Ethos Coffee Roasters, a local roastery known for its farmers market booth, has started construction on what it calls "the coffee shop of our dreams" at 6100 S. Florida Ave., near the corner of South Florida Avenue and County Road 540A. LALtoday's roundup still listed it as "opening TBA" as of Sept. 17, 2026. No opening date has been announced, so until it opens, Ethos beans are still sold at the market booth.

As of that Sept. 17 roundup, the newest additions on this stretch were the summer's openings: Margarita's, Einstein Bros. and Lakeland Donuts. For a running list, LALtoday's restaurant roundup updates month by month.

One related spot sits just off the avenue. The Makers Market & Farmacy opened in June at 4604 Cleveland Heights Blvd. It's a permanent indoor market run by Phil and Cheryl Thall, and it had more than 80 vendors two months in. LkldNow reported that summer produce comes from regional farms across the Southeast until more local growers start harvesting in the fall. The owners say the store doesn't buy wholesale products and has no anchor business, so the farm stand pays rent like every other vendor. It's one more case of a new concept opening inside a storefront rather than a new building.

The next new name on South Florida Avenue may well go up on an existing sign, since that's how Margarita's, Lakeland Diner and Fusion&Sabor Kitchen arrived. I'm Shirley Mancero, and I like reading a street through its addresses, the way this post traced which South Florida Avenue spaces changed hands and which were built new.
